The Real Estate General Authority (REGA) announced the upcoming deadline for the first-time real estate title registration for (11) neighborhoods in Riyadh City, which will end on Thursday, 5 December 2024, corresponding to 4 Jumada Al-Akhirah 1446 Hijri.
REGA urged property owners in the following neighborhoods— (Northern Al-Ma'zar, Al-Murabba District, Al-Malaz District, Al-Ulya District, Al-Namouthajiya District, Al-Zahra District, Al-Nasiriya District, Al-Mu'tamarat District, Al-Dubat District, Taiba District, and Namar Suburb)—to complete their property registration through the electronic Real Estate Registry Platform rer.sa before the deadline to benefit from services such as real estate transaction execution and documentation of all changes made to the property.
REGA explained that registering a property allows for the issuance of a unique "Property Number" and a Title Registration Deed for each real estate unit. The deed includes the property's exact geographical location, ownership details, descriptions, condition, associated rights and obligations, and a record of all real estate transactions. This document serves as the official basis for proving ownership and registering all related real estate rights, thereby contributing to the growth and sustainability of the real estate sector and its key enablers.
REGA confirmed that failing to register properties within the announced timeframe may subject owners to financial penalties as stipulated in the Law of Real Estate Registration. Penalties are determined by a specialized committee responsible for reviewing violations. However, REGA clarified that real estate title registration applications will continue to be accepted in all previously announced regions even after the specified registration deadline.
It is worth noting that the National Real Estate Registration Services Company (Real Estate Registry RER) is responsible for establishing and managing the Real Estate Register in the Kingdom using advanced technologies and geospatial data through an integrated digital platform that enhances transparency and trust in real estate services and data.
