The Real Estate General Authority (REGA) announced the inclusion of five districts in Riyadh City as part of the fourth phase of the Real Estate Registry initiative. This phase comprises (25,700) real estate plots, covering a total area of (58.14) square kilometers, with registration beginning on 31 March 2024, corresponding to 21 Ramadan 1445 Hijri, and continuing until 4 July 2024, corresponding to 28 Dhul Hijjah 1445 Hijri. The districts included are: Al-Hada District, part of Sidrah District, part of Al-Shu'lah District, part of Al-Fursan District, and Al-Nukhbah District in Riyadh City. REGA confirmed that these districts were selected based on approved criteria and noted that additional regions and districts benefiting from the Real Estate Registry will be announced successively as they become ready.
REGA clarified that initial property registration in these districts can be completed through the electronic Real Estate Registry Platform or at designated service centers. It emphasized that title registration requires an updated electronic deed issued by the Ministry of Justice, containing complete data and meeting all ownership conditions.
REGA urged property owners in the listed districts to verify the accuracy of their property title deeds and ensure all necessary requirements are fulfilled in preparation for the registration process. It is worth noting that the National Real Estate Registration Services Company (Real Estate Registry RER) is responsible for establishing and managing the Real Estate Registry throughout the Kingdom. This is carried out using advanced technologies, geospatial data, and a fully integrated digital platform that contributes to enhancing transparency and building trust in real estate services and data. Starting from the designated registration date, each registered real estate unit will be assigned a unique “property number” and issued a new title registration deed. This deed will include detailed property data, descriptions, condition, associated rights and obligations, and a record of all real estate transactions linked to it. All information will be connected to geospatial data through land surveying and geographical coordinates, forming the legal foundation for the registration of ownership and real estate rights. This initiative supports sustainability and reinforces the real estate sector and its primary enablers.
