The Real Estate General Authority (REGA) announced that the “Real Estate Unit Subdivision” program has recorded more than 100 million square meters of subdivided real estate areas from the program's inception until the current month of October. The program provides subdivision and re-subdivision services, enabling the division of a building or real estate complex into multiple real estate units, with each unit issued an independent title deed through an electronic platform.
REGA stated that since the launch of the "Real Estate Unit Subdivision Platform," the platform has received over (45,000) applications, resulting in the subdivision of more than (317,000) real estate units. These included approximately (312,000) residential units, nearly (4,000) commercial units, and more than (400) administrative offices.
REGA added that the development and streamlining of procedures on the subdivision platform were made possible through unified processes with relevant entities and partners. These efforts contributed to accelerating application processing times, enhancing efficiency and service quality, and expanding the availability of residential and commercial real estate options. By enabling real estate developers to subdivide properties and complexes into multiple units, the platform supports increased real estate supply and accessibility for potential owners.
REGA confirmed that these achievements are the result of automated integration with relevant entities. This includes linking with the Ministry of Justice to issue title deeds after the completion of subdivision processes and with the Baladi platform to verify construction license data. These integrations allow the entire subdivision process to be completed electronically—eliminating the need to visit entities or engineering offices. The automation has significantly reduced the time required to complete the beneficiary’s journey, from up to (60) business days to just (5 to 10) business days. This includes the processing and approval of subdivision minutes and the issuance of deeds.
In terms of the number of subdivided units, Jeddah Governorate ranked first with more than (86,000) units, followed by Riyadh with over (77,000) units, the Eastern Region with (39,000) units, Makkah with (29,000) units, and Aseer with more than (24,000) units.
REGA also introduced several new services and enhancements to the "Real Estate Unit Subdivision" platform. Among them is the electronic subdivision application service, which allows property owners to contract with engineering offices directly through the platform and receive competitive pricing for property surveying and application submission. This service stands out for its ease and speed in enabling property owners to select engineering offices, structuring the contractual relationship between them, and encouraging competition among engineering offices in terms of quality and turnaround time. It also allows for the specification of timeframes and pricing for applications under set regulations. Additionally, the platform has reduced the time required for engineering offices to input subdivision data by 70% through automation, eliminating the need for manual entry. Technical integration with the Baladi platform to verify construction licenses has further streamlined application procedures, improved data quality, and shortened processing durations. The platform also supports re-subdivision services, allowing owners of residential, commercial, or multi-use properties to re-divide units, shared properties, or real estate complexes—whether through splitting, merging, adding, or other related services.
