The Real Estate General Authority (REGA) announced that a total of 96,700 real estate units were subdivided across various regions and cities of the Kingdom during 2023, with total areas exceeding 30 million square meters.
REGA explained that nearly 13,000 applications were received through its electronic platform for real estate unit subdivision. These applications resulted in the subdivision of over 95,000 residential units, more than 1,000 commercial units, and approximately 100 administrative office units.
Real estate unit subdivision reports showed the top five cities in number of subdivided units, where Riyadh City topped the Kingdom's cities with more than 28,800 subdivided real estate units, Jeddah City recorded more than 27,800 subdivided real estate units, Makkah came third in number of subdivided units which exceeded 7,300 real estate units, Aseer Region came fourth with more than 5,100 subdivided real estate units, and Taif City ranked fifth with more than 4,300 real estate units.
REGA also noted several enhancements and new services added to the “Real Estate Unit Subdivision” platform, including the electronic subdivision application service. This service allows property owners to contract with engineering offices directly through the platform, compare price offers for surveying properties, and submit subdivision applications with ease and speed. This digital approach facilitates the selection process, organizes contractual relationships, and fosters competition among engineering offices in terms of quality and speed of processing applications. It also allows property owners to define timelines and pricing based on set criteria, reducing the data entry time for engineering offices by 70% through automation rather than manual input. In addition, technical integration with the Baladi platform has streamlined the verification of construction licenses for subdivision applications, improving the quality of uploaded data and expediting the overall application process. REGA also introduced a re-subdivision service, allowing owners of residential, commercial, or mixed-use properties to re-subdivide units, shared areas, or real estate complexes through services such as division, merger, and addition.
REGA recently announced that the “Real Estate Unit Subdivision” program has registered over 100 million square meters of subdivided property areas since the program’s inception until October. The platform provides subdivision and re-subdivision services for buildings or real estate complexes, enabling the issuance of independent title deeds for each subdivided unit through a fully digital process. Since the launch of the platform, more than 45,000 applications have been received, resulting in the subdivision of over 317,000 real estate units, including approximately 312,000 residential units, nearly 4,000 commercial units, and more than 400 administrative offices.
